Whether you own a second home, travel often, or simply want a trusted local contractor keeping an eye on your property, Tino’s Home Watch provides documented visits, photo updates, and clear communication when something needs attention.

A Home Watch visit is more than a quick drive-by. We complete a consistent interior and exterior visual check, document the visit with photos, and notify you if we find a meaningful concern.

  • Interior visual check for obvious leaks, water stains, unusual odors, temperature concerns, and visible damage.

  • Review of accessible plumbing areas, toilets, sinks, water-heater area, laundry, appliances, and thermostat status as appropriate.

  • Exterior walk-around for visible weather or storm impacts, doors/windows, garage, siding, roofline and gutters from ground level, drainage, decks, walkways, and access concerns.

  • Check of doors, locks, garage, gates, key/lockbox condition, and visible emergency-access issues.

  • Digital report with photos, normal conditions, watch-list items, and recommended next steps.

  • Prompt homeowner communication if an active leak, freeze risk, storm damage, temperature concern, or other meaningful issue is found.

  • Monthly Checks - Ideal for temporary absences and light oversight

  • Bi-weekly Checks - A good fit for many second home owners and extended travels

  • Weekly Checks - Typically for vacant, high value, winter-season, or risk sensitive homes.

Home Watch pricing is provided by custom quote and is based on home size, number of levels, access, property complexity, service area, and visit frequency.

Tino’s Contracting Services can complete eligible repair work directly, recommend qualified local specialty professionals, coordinate vendor access, or manage an approved project when needed. Any repair, material, emergency response, vendor coordination, or work beyond the Home Watch visit is separately approved before it begins.
